A connected plan for your home, sale and move
A home move often begins with one question and quickly becomes several. You may want to understand what your property could sell for, work out which services you need or decide whether your intended timing is realistic. National Estate Agency is being developed around those connected decisions. Our June 2027 launch will introduce the agency proposition advertised here: We move you for FREE, with the scope of your removals confirmed before you instruct us.
The starting point is a clear description of your situation. You do not need to have every answer before registering interest. Tell us which services matter to you and the town or postcode involved. That gives a useful foundation for a later discussion while leaving room for your plans to change. Registration does not appoint an agent, reserve a removal date or commit you to a paid service.
Begin with the decision you are trying to make
If you are considering selling, think about why you want to move and what a successful outcome would look like. Your preferred timing, onward plans and the people involved in the decision are as relevant as the property itself. If you are exploring letting, consider how much continuing responsibility you want to manage personally. Business owners and developers may need a different brief focused on premises or a development programme.
Write down your immediate question and distinguish it from later decisions. For example, understanding a possible asking-price range comes before choosing how to respond to an actual offer. This helps you seek the right advice at the right stage. The services directory explains the different types of support and links to detailed guides, so you can start with the part of the journey most relevant to you.
Understand how the free move fits the wider service
“We move you for FREE” is the central sale-and-move proposition. Before relying on it for your plans, tell us about the property, destination, belongings, access and timing so the offer can be confirmed for your circumstances. A small local move and a move requiring storage or specialist handling raise different practical questions. The written scope should make clear what has been agreed.
Keep that confirmation separate from the cost of estate agency and any partner service you choose. Conveyancing, mortgage advice, surveys and other services may involve their own providers, terms and charges. Ask about items such as packing, materials, date changes and additional handling where they affect your move. The aim is to understand the complete plan and its costs before you commit, with clear responsibilities for each part.
Bring your property information together early
Start with the documents and details you already have. An outline of the layout, tenure, alterations and known issues can help you prepare more focused questions. Keep uncertain information marked as uncertain, and identify the person who can verify it. You do not need to solve a legal or technical issue yourself before raising it with the appropriate adviser.
We are developing a Property Passport to organise property facts and documents with their source and verification status. It is a planned feature, rather than an existing certification of your property. You can use the same principle today by keeping a simple, orderly record. A clear distinction between confirmed facts, estimates and unanswered questions is useful whether you are preparing for a valuation, marketing or a later transaction enquiry.
Choose support around the work involved
Residential sales support concerns the preparation, marketing, negotiation and progression of a sale. A property appraisal helps you consider a possible marketing approach, while a formal valuation for another purpose may require a different professional. Lettings concerns bringing a property to the rental market; management concerns the continuing tasks once it is occupied. Knowing these distinctions helps you compare proposals sensibly.
For each service, ask what the provider will do, what you need to do and which activities require someone else. Check the communication arrangements and any decisions that need your approval. The most useful comparison is between written scopes for your circumstances. A familiar package name or headline price tells you less than a clear account of the tasks, exclusions and payment points.
Plan the sequence without treating every date as fixed
Put the major stages of your intended move in order and identify the dependencies between them. You might need to sell before buying, arrange finance before committing or wait for building work before occupying a new home. Some preparation can happen alongside other work, while other steps depend on professional confirmation. Keeping that distinction visible helps you avoid making an expensive commitment too early.
Ask the relevant adviser when a proposed date can be relied on and how changes should be communicated. Property transaction procedures differ across the UK, so a general timeline cannot determine your legal position. Practical planning should include alternatives for gaps between addresses, access difficulties and changes in availability. Those alternatives need their own scope and cost assessment rather than being assumed within an initial proposal.
Keep communication tied to the next useful action
A helpful update explains what has happened, what remains unresolved and who is responsible for the next step. Keep a record of questions and decisions so information does not become scattered across separate conversations. If an issue needs specialist advice, identify that clearly rather than expecting every member of the team to answer outside their role.
Our planned connected dashboard is intended to bring tasks, documents and progress together. The preview on this website illustrates that intended experience; it is not evidence that every feature is already available. Existing customers can use the current portal for supported enquiries and quotations. As the June 2027 launch approaches, the actual service and access arrangements will need to be confirmed for the instruction you choose.
Prepare for moving day before the final week
Once the appropriate date and booking arrangements are confirmed, build a practical moving checklist. Think about the belongings that need special care, access at both properties, essential items you will keep with you and the people who need to know the plan. Tell the removals team about changes to the volume of items or access rather than assuming the original description still applies.
Keep the written removals scope available so you can check which preparation tasks are yours. If you need help packing, dismantling items or arranging storage, raise it explicitly and obtain confirmation. A coordinated sale-and-move plan benefits from accurate information at each stage. It does not make unreported changes disappear, so early communication remains useful even when several services are connected.
Explore location information with the right expectations
Location pages should help you understand real coverage and the practical property issues in an area. A place name alone cannot establish a local office, a particular team's expertise or the availability of every service. When considering an agency, look for clear explanations of who serves the area and how the proposed work will be delivered.
For market information, check the geography, reporting period and source. A broad area average is context rather than a personalised appraisal of your home. Your property's condition, tenure, layout and setting still need consideration. We are preparing location information around confirmed coverage and useful evidence, so an expression of interest should be followed by confirmation that the service fits the property and timing you have described.
Can I register for more than one service?
Yes. Select the services relevant to your plans, such as residential sales, a valuation and removals. You can also express interest in lettings, management, new homes or commercial property. The registration records what interests you; the final arrangement and any separate providers will be discussed before an instruction is agreed.
Will registering commit me to the June 2027 launch?
No. It records an expression of interest and the permission you give for email updates. There is no booking or payment through that form. You can withdraw permission using the contact route explained in the privacy information. If your move becomes urgent, seek confirmed availability rather than relying on a future launch announcement.
What is the most useful next step?
Choose the service guide closest to your immediate question, note the information you already have and register your interest if you want launch updates. Keep sensitive documents for an appropriate agreed process later. A short, accurate description of your circumstances is a better starting point than trying to complete every part of the property journey at once.
